Welcome to “Hot English Topics.” Have you ever heard of the “Great Wealth Transfer”? Over the next twenty years, we’re going to see the biggest shift of assets in history. More than eighty trillion dollars is expected to move from the Baby Boomer generation into the hands of the next generation. And here’s what makes it different this time: parents are no longer waiting until after they’re gone to hand down their assets. More and more families are adopting a practice known as lifetime gifting. Parents might help their kids cover a down payment on a house or give cash gifts every year. And when that much money starts moving around, the first sectors to feel the impact are the real estate market and the market for high-end goods.

But this huge amount of money isn’t spread out evenly. It’s concentrated in the hands of a very small number of families. And that kind of wealth gap shows up most clearly in the housing market. According to data from the Ministry of the Interior and the Joint Credit Information Center, more than half of homebuyers in Taiwan under the age of thirty rely on gifts or financial support from their parents to cover their down payment.

Given how high housing prices are compared to income in Taiwan right now, young people would need to save every penny they earn for more than ten years just to afford a home. And that tells us the rules of the game have completely changed. Back in the Baby Boomer generation, people could make it on their own by working hard, saving diligently, and eventually buying a home. That’s just not the case anymore. Today, each younger generation relies more on family support than the one before it to even have a shot at buying a house.

We can see the same pattern in luxury spending. The people who can afford high-end brands are usually the ones who already come from families with money. This wealth transfer just makes that divide deeper and more obvious. For the average middle-class family, if there’s no extra support to fall back on, trying to buy a home in the city on your own, or keep up a certain standard of living, is only going to feel harder in the years ahead.

Now, here’s something interesting. As this wealth transfer takes place, women could very well turn out to be the surprise winners. According to a global wealth report from UBS, before family assets pass down to the next generation, they often first pass laterally between spouses. There are two main reasons behind this. One is simply about lifespan. Since women tend to live longer on average, family assets often go through an initial lateral transfer, naturally ending up with the surviving spouse before being handed down. The other reason is that legal and marital systems tend to give spouses priority when it comes to inheritance rights.

So before this massive wealth shift ever reaches the next generation, it will first go through a large-scale shift across gender lines, and that could end up reshaping future spending and investment markets. Major banks and private wealth management firms have already noticed this huge opportunity. They’re rolling out wealth advisory services designed specifically for women, along with family trust planning. But that’s really just the first step. After assets settle in the hands of a spouse, they’ll eventually move on to the second stage: passing down to the next generation.

So, let’s bring the focus back to Taiwan and look at the second stage, passing assets down through generations, since this is the part that affects us more directly. You might have already sensed this. You probably know friends who work just as hard and earn about the same salary as you, but somehow, by their thirties, they can easily buy a home, get married, and start settling into the next stage of life. That’s not just in your head. Taiwan has fully entered what people call the “Great Inheritance Era.”

According to the latest statistics from the Ministry of Finance and the Ministry of the Interior, the total value of inherited estates in Taiwan has now passed 1.3 trillion NT dollars in a single year. Right now, one out of every three homes that change hands in Taiwan is inherited. On average, the property inherited by each person is worth more than ten million NT dollars. This means the advantage that comes with inheritance will keep widening from one generation to the next. Two people who work just as hard can end up on completely different financial paths simply because they come from different family backgrounds.

So does that mean if you don’t have anything to inherit, you’re just doomed to fall behind? Not necessarily. Looking at recent financial and social trends, more and more families are starting to treat “lifetime giving” and “early financial planning” as formal financial tools. And this isn’t just limited to wealthy families anymore.

Facing this wave of wealth transfer, we can see three clear shifts happening in how people think about money. The first shift is that people are moving away from seeing the wealth gap as proof that they haven’t worked hard enough, and instead recognizing it as a global structural issue. Letting go of that comparison mindset is actually the first step toward managing money well. The second shift is that compound thinking has become more common. Young people with nothing to inherit are actually investing in themselves more than before, and they’re more willing to close that starting-line gap gradually, over time. The third shift is that families are becoming more willing to talk things through early. In the past, Taiwanese families saw it as bad luck to discuss dividing assets while everyone was still alive. But now, more and more people are treating planning ahead as a rational way to manage risk rather than a taboo.

In this wave of wealth transfer, we may not get to choose our own starting point, but understanding the rules and preparing early can give us more freedom to choose how we move forward.
